Location
Ahwatukee is located at the southern foothills of the South Mountain preserve. Three zip codes make up Ahwatukee, 85044 in the east, 85048 in the center, and 85045 in the west.
The eastern edge is bounded by I-10, the southern edge is bounded by Loop 202 (formerly Pecos Rd), and the northern and western edges are bounded by South Mountain.
It was once more difficult to traverse from east to west making rush hour traffic from Phoenix an often nightmare. With the addition of the Loop 202 on the southern edge, it is now very easy to navigate in and out of Ahwatukee Foothills.
History
With such a peculiar name, many people are not aware that the name Ahwautkee originates from the name of a home that once existed in the area.
Once a desolate landscape home to ranches and grand residences of Phoenix’s wealthy, Ahwatukee has evolved into a landscape of rolling hills filled with gorgeous master planed communities, some of the finest in Phoenix.
Development began in 1970 and the original plan for Ahwatukee Foothills was to make it a destination retirement community. Tempe and Chandler both rejected plans to annex Ahwatukee into their cities and it became an urban village of Phoenix instead. This occurred between 1980 and 1987.
The western most area of Ahwatukee (zip code 85044) contains the oldest subdivisions and you will notice a major difference in types of homes built and the community streetscapes as you move to the west into the foothills of Ahwatukee.
Features & Attractions
Ahwatukee rests at the base of the South Mountain Preserve. There are three major trailheads accessed from all over the village. These trails provide challenging treks up into the preserve as far as the radio towers installed at the peaks.
Two scenic areas within the preserve, Fat Man’s Pass and Hidden Valley, are some of the best wilderness spots located within the urban landscape of Phoenix.
If you love hiking, you will love living in Ahwatukee because there are very few places in Phoenix that provide such great access to hiking trails.
Additionally, many of the homes in Ahwatukee provide amazing views of the surrounding mountains. It can often feel that you live on the outskirts of the city even though it is close to all the city’s best amenities.
The proximity to Chandler and Tempe provides additional shopping and entertainment options; however, Ahwatukee has many shopping centers of its own. It is like a self-contained city that you will never need to leave.
Types of Homes
85% of the homes in Ahwatukee are single family homes. Condos and Townhomes make up the remaining 15% of sales.
Home prices can range from as low as $215,000 up to $3,000,000 for small condos up to custom mountainside mansions. Most homes can be purchased for a median price of $450,000.
Most homes sold in Ahwatukee Foothills are 4 bedrooms with 2.5 bathrooms and are on average 2,300 square feet.
Many of the homes will have private pools and also contain views of the surrounding foothills.
A good portion of the neighborhoods developed in Ahwatukee were developed in the 1990s. You will find many tract homes in master planned communities, some of which are gated. The neighborhood resembles many of the surrounding suburbs of Phoenix that were developed in the late 1980s and 1990s.

You can get to Phoenix Sky Harbor within 15 to 30 minutes by car from nearly any home in Ahwatukee.
Two major highways provide great access to the village, I-10 on the east side of the village and Loop 202 on the south end of the village. Loop 202 can be used to circumvent the downtown region of Phoenix, allowing quick access around the city if you are traveling west to California. Because the village is one of the southern most areas of the Phoenix Metro Area, it is also very quick to exit the city if you need to travel south to Tucson.
Ahwatukee Foothills is served by a local bus known as ALEX, which is operated by Phoenix’s Valley Metro bus system. The eastern edge of Ahwatukee is served by several Valley Metro bus routes including an express route that provides access to Downtown Phoenix.
