About Arcadia
Located in the 85018 zip code, Arcadia is one of Phoenix’s premier and most desired residential and commercial neighborhoods. From expansive ranch homes to contemporary condos, you will find a variety of homes for sale in Arcadia. Arizona has a rich history of real estate development over the past 100 years. Some of the earliest land deals took place right here in the neighborhood. Arcadia Proper features a fair share of the city’s mansions and custom homes. Many were constructed on land originally used as citrus orchards. Others were built on the base of Camelback Mountain, and these homes provide spectacular views of the valley. Arcadia Lite, on the western end of the neighborhood, features ranch homes and custom homes for sale in Arcadia. The main arteries through the neighborhood are lined with luxury apartment and condos for sale as well.
Location
While the borders of Arcadia vary depending on who you speak with, there are a few ways of dividing up the area that real estate agents follow. Arcadia Proper is the original neighborhood. This is the area east of 44th St in Phoenix and west of 64th St in Scottsdale, north of the canal (yes, part of the neighborhood is in Scottsdale). In the recent decades, people started buying up homes west of 44th St and referred to it as Arcadia Lite. It is the area between 32nd St and 44th St (west to east) and between Indian School Rd and Camelback Rd (south to north). Then we have Lower Arcadia, which is the area south of Arcadia Proper between 44th St and 56th St (west to east) and between Thomas Rd and Indian School Rd (south to north).
There are two other opinions. Some will argue that it is the area within the Arcadia High School district and others will argue that if you live in the 85018 zip code, then you live in Arcadia. Outside the areas mentioned above, you are actually in Old Town Scottsdale or the Camelback East neighborhood of Phoenix. For the purposes of this page, we include all homes in the 85018 zip code as well as the Scottsdale portion of Arcadia Proper. History
The Arcadia neighborhood originated as an area ripe with citrus farms at the beginning of the 20th century. The opening of the Arizona Canal brought water to the area and many of the citrus farms were replaced with sprawling homes for the rich & famous. History buffs will enjoy Arizona Falls, a restored hydroelectric plant along the canal’s jogging and biking trail. Today, Arcadia retains its charm and valuable real estate. Homes for sale in Arcadia and the surrounding 85018 zip code are highly desired and home values continue to rise well above the average home values in Phoenix.
Features & Attractions
The neighborhood has no shortage of dining, shopping, and recreational options. Some of the best restaurants Phoenix has to offer are lined along Camelback Rd and Indian School Rd. A few of our favorites include La Grande Orange, The Henry, and Flower Child. There are three major shopping centers with grocery stores, boutique clothing stores, gyms, restaurants, and bars. There is a Safeway for standard grocery shopping as well as an AJ’s which specializes in the sale of artisan and fine foods. Scottsdale Fashion Square mall provides guests with high-end shopping at big brands like Neiman Marcus, Nordstrom, and Pottery Barn as well as other well-known fashion brands. The neighborhood has two major parks, one of which features the historic site known as Arizona Falls. For hiking enthusiasts, access to Camelback Mountain’s Echo Canyon and Cholla trailheads is adjacent to Arcadia.
Types of Homes
72% of the homes in Arcadia are single family homes. Townhomes and condos make up the remaining 28% are are about equally divided.
Home prices vary dramatically depending on what area of the neighborhood you purchase in. The most expensive homes are found in Arcadia Proper and Arcadia Lite. In Arcadia Proper, you will find mostly large, custom ranch homes; however, in recent years a number of these homes have been razed and replaced with other styles of custom homes.
Prices for condos and townhomes are approximately $250,000 to $500,000. The median price of a single family home in Arcadia is around $795,000 with prices that go into the multi-millions.
Most single family homes offer 4 bedrooms with 3 bathrooms and are on average 3,000 square feet.
Many of the homes will have private pools and some contain views of Camelback Mountain.
Arcadia is, in general, an older neighborhood in Phoenix with most homes constructed in the post war eras of the 1950s and 1960s. The architectural style most predominant is that of the ranch style. Most homes are built with brick or slump block.
Education
When it comes to education, there are several highly rated public, private, and charter schools located within Arcadia. This adds to the allure of the neighborhood for families searching for homes for sale in Arcadia. Arizona State University is located in close proximity as is Scottsdale Community College and other vocational schools in the Phoenix area.
Transportation & Infrastructure
You can get to Phoenix Sky Harbor within 15 or less by car from nearly any home in Arcadia.
The neighborhood is fairly suburban with no major highways running through it. The closest highways are Loop 202 to the south and SR-51 to the west. These two highways connect to all of the major highways in the Phoenix Metro Area. The main roads through Arcadia are Camelback Rd, Indian School Rd, and 44th St.
Arcadia is served by Phoenix’s Valley Metro bus system with bus stops along the major roads. The Phoenix Light Rail does not service Arcadia.

Postino’s origional location built inside an old post office originally built in 1940, hence the take on the name. They feature $5 glasses on wine every day until 6pm. Their wine selection rotates and is appropriate for both the most casual and sacred of gatherings. We strongly suggest the bruschetta here.
A Chic brewery and taproom offering a selection of craft beers formulated and brewed on-site with amazing happy hours and weekend brunch. O.H.S.O is a fun, open environment. Pet owners and pets alike with love the dog patio.
A unique option to experience a gourmet market and cafe in a historic ranch home within the Arcadia neighborhood. The restaurant offers great salads, sandwiches and all-day breakfast. Don’t leave without trying their homemade gelato.
6000 E Camelback Rd (at the Phoenician)
Located at The Phoenician this place offers a variety of seasonally inspired American dishes, private dining, and a great wine selections. The environment is upscale yet relaxed. It’s the perfect place to impress a date or unwind outside the confines of the city.
Asian-fusion cuisine, expertly prepared by top sushi chefs with fresh, quality fish and a variety of sushi rolls, including original creations that can only be found here.
An unexpected yet perfect duo: pizza and rotisserie chicken. The eclectic pizzas and juicy chicken can be paired with any of the restaurant’s eight house made sauces. A savory and delectable neighborhood favorite.

L.G.O. is unique community spot with a bohemian vibe. Here, you can find a curated general store, wine shop, breakfast joint, and best of all, a pizzeria (the showcase of L.G.O.) They offer a variety of cocktails, draft beers, and wine.

There are plenty of dining options, such as Flower Child for healthy eating, pizza from Streets of New York, and Steak 44 for, well steaks! AJ’s Purveyors of Fine Foods offers a wide range of specialty foods in addition to every day grocery items, and there is a full variety of personal care services. This is also where the Camelback Village Racquet & Health Club is located.
This is a top shopping destination option with more than 200 stores and restaurants. You’ll find stores like Neiman Marcus, Nordstrom, Pottery Barn, Macy’s along with a Harkin’s movie theater.
Harkins Camelview at Fashion Square
Modern multiplex chain showing blockbusters & a few independent films. It features 14 screens and stadium style seating. This location usually has the largest selection of independent films.
The Phoenix Zoo opened is the largest privately owned, non-profit zoo in the United States. Located in Phoenix, Arizona, the zoo was founded by Robert Maytag, and operates on 125 acres of land in the Papago Park area of Phoenix.

One of the most ubiquitous tourist attractions and a local favorite spot for hiking is Camelback Mountain, located on the north side of the neighborhood. Two hiking trails (Echo Canyon and Cholla) provide a strenuous workout. Make sure to have plenty of water, proper hiking gear, and sunscreen before attempting this hike.

Arizona Falls is formed by a natural 20-foot drop along the Arizona Canal and features a restored hydroelectric plant. This is a neighborhood gathering place where visitors can learn, interact and reflect on the history of the Arcadia neighborhood. The Phoenix Art Commission’s “WaterWorks at Arizona Falls” project was designed by Boston artists Lajos Heder and Mags Harries.
The largest park in the area, Arcadia Park is an open space featuring a sizable playground, picnic tables, and a volleyball court. It is the perfect place to spend time with family and friends enjoying outdoor activities.
