The Biltmore Area: Homes For Sale in 85016

The Biltmore area consists of the neighborhoods just east of Central Phoenix. The area rests within the zip code 85016. Homes for sale here are centered around the upscale and luxurious Arizona Biltmore Resort, Piestewa Peak, and the numerous shopping areas near the resort. Homes for sale in 85016 range from simple 1950s brick starter homes to palatial mansions, custom built on the slopes of Piestewa Peak. Prices range from moderately priced homes consistent with the averages in Phoenix to multi-million dollar mega mansions. Architectural styles include ranch, santa fe, spanish colonial, contemporary, and mid-century modern. The north part of the Biltmore area features custom homes built around the resort itself along with gated luxury townhome and condo communities, home to several notable celebrities. West of the resort, you will find ranch style homes built in the 1950s and 1960s. Homes in this part of the neighborhood are closest to Piestewa Peak Park and provide residents with easy access to the many hiking trails the park offers, including the summit trail, a 45-minute hike that ends with spectacular views of Phoenix, Camelback Mountain, the Phoenix Mountain Preserve, and Mummy Mountain. The southern part of the neighborhood is more like an extension of the Arcadia Lite neighborhood to the east. In this area, there are many starter type homes made of brick of slump block, built in the 1950s.

If you are looking for a high-end condo, you’ll find several buildings like Biltmore Optima, a modern high rise building with spacious apartments and luxurious amenities. Near the Biltmore Resort, there are gated townhouse communities that are private and secure. These homes feel like sprawling mansions and are perfect for seasonal residents looking for a private and maintained residential area.

The Biltmore area is the perfect location to reap the benefits of its neighboring districts, Central Phoenix and Arcadia. Adding the restaurants, shopping centers, entertainment venues, and cultural experiences from these areas makes living in Biltmore a dream come true. You really have the best of everything when you reside in this neighborhood, not to mention a beautiful and upscale area to call home.

The Biltmore Resort, a landmark of Phoenix, was the dream and vision of one of America’s most well-known architects, Frank Lloyd Wright. The buildings are made from “Biltmore Block,” one of Wright’s favorite materials previously used to construct his residential housing developments. From the 1930s until today, it has been a destination for the wealthy and those of celebrity status. Irving Berlin is noted to have drawn inspiration for many of his show tunes, including White Christmas, from the resort. Every president from Herbert Hoover to Barack Obama has been a guest. The resort has changed hands numerous times and has undergone many renovations. One of the most notable owners was chewing gum mogul William Wrigley, Jr.  The Wrigley Mansion still rests stop the small bluff overlooking the resort and neighborhood.

The Biltmore Fashion Park is an outdoor shopping mall. Once the epicenter of high-end shopping and fashion, the mall underwent a major renovation in the 2000s to maintain its status as Phoenix’s premier shopping destination. Saks Fifth Avenue is the hallmark of the shopping center. Surrounding it are clothing and beauty boutiques, an Apple Store, a Lifetime Fitness, and many culinary destinations. Across the street is the Esplanade, an office complex with more dining establishments and an AMC Dine-In movie theater. This is a bustling commercial district, but the surrounding neighborhoods are quiet and peaceful. Homes are built on much larger lots than the outer suburbs. With exception of the condos and townhomes, for the remainder of homes for sale in 85016, you won’t find many HOAs governing the neighborhoods; however, you will be pleasantly surprised at how well they are kept.

Homes for sale in 85016 and the Biltmore area are served by the Phoenix Union High School District and two elementary school districts. Camelback High School is the public high school zoned for most of the area. Brophy College Prep and Xavier College Prep are private schools located nearby in Central Phoenix between Central Avenue and 7th Street south of Camelback Road. For children in lower grade levels, the Madison and Creighton elementary districts serve the area. Phoenix College, a community college, is a large campus located near 19th Avenue & Thomas Road. Arizona State University’s main campus is located nearby in Tempe. Their second largest campus is in Downtown Phoenix.
